08JUN2024 Jason Brown Arrived for new customer no cool. Spoke with homeowners about the systems performance. It went out yesterday we tried replacing the fuse, but it just popped again. Inspected equipment found contactor coil shorted to ground. With homeowner permission I replaced the contactor and fuse then cycled the equipment. Checked amps, pressures and all components. System is cooling properly at this time 20 degree delta temperature. While out we discussed maintenance contracts and priority service. Homeowner will call in next week to sign up.

Completed duct, cleaning and dry vent cleaning for Mrs.Collom. Arrived to job site, and spoke with Miss Christmas dad, after introduction, I confirmed that Christmas was interested in duct cleaning and dry cleaning. They had just moved into home. Home has 13 supplies and two returns that was flex duct. Dryer vent was vertical 20 feet up in attic space as well. I let Christmas and her dad know what to expect if they were to go through with duct cleaning and cleaning today. I told him that I was going to perform a thorough inspection and give them my honest assessment before presenting anything. Inspected the supplies and returns and confirmed that it was good for cleaning the ductwork and attic space with properly strapped, and sealed to the Plenum itself. I arrived for a silver member fall tune up. I spoke with the homeowner and found that they have a air handler and a heatpump. I first inspected the air handler and tested all heat strips. I forgot the system to be working properly in emergency heat mode. I then cycled the system in heatpump mode and checked the block wheel, amp draw and the condensers compressor and fan motor amp draw. I found the compressor max load amps to be running at 20.3 amps and it is not to run more than 21.9 max load amps. This system already has a hart start kit and the 40 MFD capacitor is within range of manufacture specifications. It was raining at the time so I placed the condenser cover on the outdoor system and did not check the systems refrigerant charge because I can’t get a accurate reading on the pressures with a wet system. Nathan arrived for a no cool call. When I arrived the customer states that an hour after he called in last night the air started to blow cold again. I asked if I could run some diagnostic on the equipment anyway and he agreed to move forward with the service call. Found that the charge and the equipment was operating properly and the unit had no apparent issues we had a 20 degree split and 10 degree sub cool and the equipment ad thermostat were functioning properly.

Sam J - arrive to service a system that was not cooling very well. System had recently been installed during the renovation of the home within the past year. Customer explained that the contractor was unable to be reached to follow up on his existing issue, so he called us to service the system. After customer decided to move forward with us as the servicing company, I determined that the TXV was seized up, causing the system to be unable to cool. System is under warranty, customer agreed to pay for the warranty parts replacement any refrigerant to be used. Recovered refrigerant then replaced filter dryer in the condensing unit. Then replaced the warranty TXV in the attic. Wrap the bold and use the insulating cup to cover the valve. Sam J - arrived to service a Silver Club members fall tuneup on a horizontal heat pump in the attic. Spoke with customer, and they have been gone all winter, but wanted to perform the service. He advised me that they were unaware of any ducting/airflow issues. I replaced the air filters in the to return air grills, both are 20 x 20 x 1. Tested the thermostat operation in heat and began service. Rinsed off the condensing units coil and checked the capacitor for the fan motor and the compressor. Powered up unit and recorded start up amperage of the compressor as well as the fan motor. Then checked the run load amps of both compressor and fan motor. Moved to the attic to service the air handler. I began by checking the amp draw on the fan motor and the heat strips, both are within range. Checked the capacitor for the blower motor which was good. Sam J - arrived to customers home and found compressor overheated. Used a water hose and called the compressor then restarted system. System is running a low suction and head pressure caused me to believe that it was low on refrigerant. System is only a year or two old and Customer is currently under renovation to their home so I suggested calling the installing company to repair the system under their warranty. Customer agreed, and reached out to the original company to no avail so he rescheduled for me to return and resolve the issue. I returned on April 7th, and began by leak, searching the system to make sure that the unit wasn’t just under charged. Unable to locate any leaks at this time so I began charging system to see if I can get my pressures right. The expansion valve would not respond to any refrigerant. That was added. Sam J - arrived customers home for a no cool on a horizontal furnace in the attic, customer explained that the system is only a few months old. Got approval for the diagnostic fee and began service. Once I got to the condenser and I realize the compressor was not running and the phase monitor was faulted on locked rotor amps. Determined that the compressor was overheated later finding out due to a refrigerant leak. Spoke with customer and he decided to call the installing company to resolve the issue as it would be under their first year warranty. System is in the same shape as I found it when I arrived.

Came out to call to install 3 head pressure fan cycled switches. Systems have ones installed that aren’t working quite that well. I took the pressure switches and relays out of the units and installed the new fan cycled switches. Cycled each system on and dialed in the fan cycling to help keep pressures in range during colder days and they have to run the AC systems. Made sure each unit cycled on and off properly and completed a full cooling cycle. New fan cycling switches are operating properly and one of the workers could already tell a difference in how they were working.

Adjusted batteries and cycled equipment. System operating normally. Spoke with maintenance about thermostat replacement. They will take care of it. System is running properly at this time.

Came to the property due to the heat was not working in the kitchen area. Custer said the thermostat was set in the 70s but was reading 62. I started looking at the air handler and noticed during the call for heat the heating elements would stage in but the fan was not coming on. Started looking at the fan and noticed the fan would would run if I manually put 24v to it but would not continue to run after removing the 24v. Examined the thermostat and noticed it was set up for a gas furnace application which was not engaging the fan with a heat call. Was able to switch thermostat settings from gas to electric heat application and the furnace is working properly. Verified the heating element and the fan were working properly. No further repairs needed.

Arrived at the property to work in a system that’s not cooling. Arrived and started looking at the units and discovered the head pressure controls were not operational causing the system to not cool properly while the temperatures are cooler. I spoke to the customer about the issues and gave him some recommendations of replacing the existing controls with nicer head pressure cut out controls to make sure the systems cool and lower temperatures. We will get some prices worked up and sent over to the customer so he can see the options.

Arrived at the home for a heater issue. Was greeted by the customer and was shown the furnace and thermostat. The customer stated the heater would not work the night before and wanted it checked to see what was going on. The customer turned the furnace off and let the system set until about 1:30-2:00pm this afternoon. The customer turned the furnace back on this afternoon and she said it seemed to be working at this time. I started looking at the furnace and could not find anything wrong with the furnace, I cycled the system several times and checked the components of the furnace and could not get the system to fault out. Told the customer that if the furnace messes up again to leave the furnace be and call us so we can look at the furnace while it is not running properly.

Performed preventative maintenance on heat pump AC. Customer has taken care of filters. I inspected the blower assembly, motor, electrical components, evaporator coil, drain and overall condition of equipment in attic. Recommended new pan treatment to help keep evaporator pan and drain clean. Customer approved. Replaced the pan treatment and began checking outside portion of equipment. Checked capacitor, contactor, compressor, fan motor and operation. Checked thermostat, amps, temperatures and pressures of condenser. Systems compressor is starting to lag a little when initially running, and then smooths out after about 5-10 minutes of running. Recommended to customer about preparing for replacement soon. System is still operational within manufactured specifications, but is starting to struggle.

2022APR19 Kianoosh M. Arrived per previous estimate to shop vac out debris and disinfect duct trunk line with camera. Work took 2 hours, found 1 point of entry from pack rats that I sealed with mastic air sealant in the living area. After shop vaccine all noticeable large debris, I was likely able to remove more than 50% of the smaller debris. Cleaned out furnace cavity and blower compartment as well. Disinfected du twirl and system with hospital grade disinfectant spray and added some peppermint drops to help keep rodents and pests at bay. Wet over some additional precautions including filtration, rodent and pest points of entry, referring a good pest control company, and adding a carbon monoxide detector low to the wall.

Duct inspection for cleaning manufacturer home. After looking inside ductwork and under crawl space, let customer know we can clean the ducts with a shop vac and camera, and get 50-60% of the existing large debris in there, we can also look into replacing the trunk line if needed. I also recommended looking into contacting the maker of the home to see if they have a trunk line replacement service. Customer wants to think options over and get back with us. Also talked about renting ozone generator for 3 days after the duct cleaning or replacement is done to ensure the air system is remediated.

Arrived on 8 March for a fall service customer change room filters took Heat rise calculation it has a 25° heat rise measured amperage on all heating elements each one had 20 A which is in within range tested defrost and heat pump everything’s within manufacture specifications at this time.

I arrived for a no heat call on a mobile home propane furnace. I inspected the furnace and found the induced draft motor and pressure switch assembly to be locked up and not allowing the furnace to cycle on. I hand spun the motor and found it to be rusted at 0.56 amps and the limit it 0.55 amps. I recommended to replace the assembly of the motor and pressure switch. They are in between purchasing the property and want to get ahold of the previous owners to fix the system before they move locations.

Inspect rental home for duct cleaning. See attached photos. System is up flow in garage and is open to garage. Most tenant odor issues are because system is open to garage and has air leaks. Ducts do need to be cleaned. With homeowner approval will be back Weds March 10 2021 to clean ducts seal return plenum and add hospital grade disinfectant spray.

I arrived to inspect the complete duct system. I found the 3.5 ton system to be running on 1.5 ton of return inlet air. I also found duct work to be taped off the top of the supply plenum not allowing the system to build up the proper static pressure the system needs. I showed all my findings to the homeowner and explained that with the system installed the way it is the only way to correct it is to change the position of the system and set the ducts correctly on the plenum and to rerun the duct to all rooms. We decided to replace the return duct to get the proper amount of air to the system to feed the supply duct. The supply duct is incorrect as well. We decided to increased the return duct for now and see how the system operates with the improved return duct. Will need 3 bags of 16” duct 2 16” stick taps and 2 16” finger savor taps.
