Jake Kring. 10-07-24. I arrived for a club member summer and fall tune up. I first spoke with the homeowner and she had one concern with the ac sounding louder when it starts. She also provided me with a set of replacement filters for the system. I first inspected the furnace and inspected the and replaced the filters. I checked all electrical connections and components and adjusted the gas pressure. I found no issues with the furnace operation. I then inspected the air conditioner and found the condenser capacitor to have failed and this was the issue with the system having a hard time starting. I informed the homeowner and we decided to replace the capacitor at this time. I replaced the capacitor cleaned the condenser coil and checked the systems operation and found no other issues with the system at this time.

Completed dryer vent cleaning for customer, arrived to job site and spoke with customer about dryer vent cleaning. Customer has been living in home for about four years, and has never had a dryer vent cleaning done and was wanting one today. Explaining step-by-step of a dryer vent cleaning is supposed to be, I proceeded on to my inspection. I started the inspection process by going up into the attic space, finding where the dryer vent discharge was at, and I took apart the 90 from the hood to the hard piping itself, and took before, and after photos to confirm that the dryer vent should be cleaned. After showing customer before photos found in the inspection process, I was given the go ahead to start. Once given the go ahead, vent cleaning brush with a hammer drill, attachment and thoroughly cleaned out the dryer vent, took the after photos And then sealed everything up using metal tape and used metal strap to hold and support the hard piping and attic space. Non club AC maintenance. Joe(JC)R. 09/16/2024 Performed full system evaluation and safety inspection. I arrived to perform the customer’s AC maintenance. The customer didn’t have any questions and said that everything was running well. They had me check where the dryer vent exited to house so they would know how much it would be if they wanted to have it cleaned. It exited out of the roof. I then washed out the condenser and inspected it. The condenser was in good shape and running well. I then checked the furnace and coil. The coil was clean and in good shape. The furnace blower wheel was somewhat dirty and the blower motor capacitor was getting weak. The capacitor was at 4.1MFD and was rated for 5MFD. It was supposed to be within 6% of 5MFF. It was original to the 14 year old furnace. The customer had me clean the wheel and replaced the capacitor with a mini turbo. The system is operating correctly at this time.

05SEP2024 Jason Brown Arrived for blue club summer tune up service. Spoke with homeowner about the systems performance. Its been working really well. Replaced 14x30x1 filter x2 and 12x12x1 filter in master x1 Inspected furnace and evap in attic. Found both clean, and the blower motor/capacitor well within manufacture specs. I then washed the condenser coils, and checked charge/ electric connections and components. System is working properly at this time.

Silver club AC maintenance. Joe(JC)R. 08/26/2024 Performed full system evaluation and safety inspection. I arrived to perform the customer’s annual AC maintenance. The customer didn’t have any questions and said that everything was running well. I then washed out the condenser coil then inspected it. The condenser capacitor was starting to get weak. The compressor side was at 41.9MFD and is rated for 45. The fan side was at 4.3 and calls 5. I then checked the furnace and evaporator coil. The furnace and coil were both in good shape. The drain pan and line was clear and was in good shape. I then replaced the filter for the customer and got permission from the customer to replace the capacitor. Completed duct cleaning that was quoted By Isaac previously. Arrived to job site and introduced myself to customer confirmed price with customer, confirmed I was given the go ahead to start. I briefly explain to them what to expect and what to look for duct cleaning answered some questions before I started. Once I got started, I laid out drop sheets, took down all the vents, once all the vents were down, I use the duct, clean machine to clean all supplies and return (2 returns and 12 supplies) with a total of 5 to 6 passes. Once done, I cleaned the Vic grills as well before putting them back and sprayed in the hospital grid disinfected. Once I was done with the cleaning process, I cleaned up any message that I had made and put back everything that I had to move before, closing out with customer.

Came out to call for a system not cooling properly. Customer stated that the last few days the system has struggled to maintain temperature in home and seems like it’s running all the time. Customer replaced the filters recently. I checked the system over and found a couple of issues. Found blower capacitor out of tolerance, condenser dirty and the system significantly low on refrigerant. Discussed with customer about his options. Customer wanted me to provide a minor leak search on the system today and see if I can find the leak. I performed a minor leak search and found a leak in the evaporator coil. Advised customer that it is a leak that’s repairable, but due to the condition of the evaporator coil, I recommended replacement. This will negate any other possible leaks in the evaporator coil that may be present or could happen in the future. Customer would like to replace rather than repair current coil. Told him I would get availability of his options and see how soon we can get it

Jake Kring. 08-22-2024. I arrived for a rental property no cooling call. I spoke with the tenant and found that he was trying to clean up around the condenser and cut the thermostat wire to the condenser. He showed me the system and I found the system to have been over grown with grass and vines. I retrieved my weed cutter and cleaned around the system and removed all vines from the unit. I then repaired the wiring and cycled the system on. I found the system to come on and run but the system is running at 5 deg subcooling and the system calls for 10 degrees sub cooling. This system is running low on refrigerant. I informed the tenant of the repair and he payed for the repair he caused. I then reached out to the homeowner and explained that the system is running low on refrigerant and we discussed the possibility of preforming a leak search and/or adding refrigerant to get the system running properly. Came out to call for a second opinion on if their system needed to be cleaned thoroughly or not. Customer moved in in April and had another company come out recently to quote them to clean the ducts and the system. Customer stated that the other company didn’t actually look into the attic or anything before quoting them a price to clean everything. I checked the system over and found that the ducts and blower assembly could use cleaning, but the evaporator coil didn’t need to be cleaned. Quoted a duct cleaning and blower cleaning. Customer wanted to have both done. I went ahead and completed the blower cleaning today.

19AUG2024 Jason Brown Arrived for non club no cool + tune up. Spoke with homeowner about the systems performance. The other night I noticed it was set to 75 but reading 77 it had been running for quite some time so I shut it off. Inspected evap furnace and AC. Found blower motor reading 3.6a capacitor reading 7.4/7.5 evap clean, and wheel balanced. However the evap insulation has come in glued and is blocking the coils. Inspected AC. Found capacitor and hardstart recently replaced, and both in good condition. 17.3 ohms across the contactor coils with no voltage drop across the contactor. All electrical connections are snug, and disconnect is in good shape. Mega ohmed compressor then looked over fan motor. Washed condenser coils after removing the hail guard and mesh wrap. After cleaning I reassembled the ac and checked refrigerant pressures. Pressures are well within range, and aside from the insulation the equipment is in good condition. Silver club AC maintenance. Joe(JC)R 08/15/2024 Performed full system evaluation and safety inspection. I arrived to perform the customer’s annual AC maintenance. The customer didn’t have any questions and said that everything was running well. I then washed out the condenser coil and inspected it. The condenser was in good shape and was running well. I the checked the furnace and evaporator coil. The coil is less than a years old and was in good shape. The blower motor capacitor was starting to get weak. It was 4.19MFD. It is rated for 5MFD. This is placing extra strain on the motor and will cause it to fail sooner than normal. The customer gave me to go ahead and replace the part. I replaced the part and reinpsected the furnace. The system is running well at this time. The office is going to collect over the phone.

The customer’s mother was the person there. The didn’t have any questions and said that everything was running well. I then washed out the condenser and inspected it. I found that the condenser fan motor capacitor was getting weak. It was at 4.35MFD and is rated for 5MFD. I then checked the furnace and evaporator coil. Both were in good shape and running well. The drain and line set were also in good shape and were clear. I replaced the filter and talked about replacing the capacitor. I received permission to replace it, I replaced the capacitor and reinspected the condenser. The system is running well at this time.

Jake Kring. 08-07-2024. I arrived for a new customer tune up call. I spoke with the homeowner and found that she wants the system cleaned and the filters checked. I first inspected the outdoor system and found the system to be completely stopped up but running. I disassembled the condenser and cleaned all hail guards and the condenser coil. I checked the systems capacitor and found the capacitor to be weak for the compressor. The condenser fan motor doesn’t use a capacitor. I reassembled the condenser and checked the indoor system and found the downflow system to be fairly clean but the filters had fallen and was filtering the system at the blower motor vs the filter base. I removed all filters and installed the filters the customer provided. I then informed the homeowner of the capacitor and we decided to replace the capacitor at this time. Completed a dryer vent cleaning turned service call for customer today. Arrived to jobsite and spoke with customer about dryer vent. Customer has a LG dryer and was showing the 80% clogged error code. He said he just cleaned out dryer lint trap and it stops but was wanting to see what the inside of the dryer vent would look like since it had been about 9-8 months since they’ve moved in to home. After taking to customer, I quickly took apart the dryer vent in attic space and took pictures of no cloggage in any directions. Showed customer what I saw and advised him to call LG if it shows again and show them that dryer vent is not clogged. Red club AC maintenance. Joe(JC)R 08/02/2024 Performed full system evaluation and safety inspection. I arrived to perform the customer’s annual AC maintenance. The customer didn’t have any issues questions and said that was running well. I asked the customer if that wanted to have the hot water tank flushed however when I went to inspect the tank and flush it I found that the drain pan of the hot water tank was full of water and the only reason that it wasn’t overflowing was it overflow drain. The bottom of the water heater has rusted out and the customer decided not to flush it as they are going to replace it. I the washed out the condenser then checked the furnace and evaporator coil. I found that the Transformer was overheating and drawing high amps. The evaporator coil was clean and in good shape. I then checked the condenser which was running well and without any issues. 26JUL2024 Jason Brown Arrived for non club no cool. Spoke with Mrs. Perez about the systems performance. It stopped cooling a day ago, and it’s so hot I’m having trouble sleeping. Inspected evap furnace and AC. Found refrigerant oil all over the bottom of the condenser, and the system very low on R22. Equipment appears to be a 1996 Lennox system. Discussed leak searches, repairs, and replacement options. We decided to let it be for now while they look into options. Currently the system is not cooling at this time. I disconnected the power to the AC at the service disconnect to protect the compressor from further damage.

Non Club AC maintenance. Joe(JC)R. 07/24/2024 Performed full system evaluation and safety inspection. I arrived to perform the customer’s AC maintenance. The customer said the they had recently had a home inspection done before selling the house. The home inspector said that the system needed to be serviced as the temperature difference between the supply and return was too low. I washed out the condenser then inspected the system. The furnace and coil were both in good shape and the drain line and pan were both clear. I then checked the condenser. For the most part the condenser was running well but the refrigerant charge was low. I got permission from the customer to add refrigerant to the system. I added one pound of 410a refrigerant and got the systems subcooling from 6 to 10. The temperature difference between the supply and return was brought up from 11 degrees to 15. The system is running well at this time.

Jake Kring. 07-18-2024. I arrived for a silver member summer tune up. I spoke with the homeowner and found that the system is running well but they wanted to check the dampers in the duct work to try and get one room more comfortable during the hotter days. I first inspected the condenser and foot to be stopped up with large debris. I cycled the power off and cleaned the condenser free from a debris. I then inspected the system located in the attic and found no issues with the furnace or evaporator coil. I did locate the damper that controls the art room and opened the damper to get it all the airflow it can supply. I then reassembled the system and left the system running per the homeowners thermostat settings.

Came out to call to perform preventative maintenance on AC system and change filters. Discussed with customer about maintenance being provided today, filters, and any issues they are having with the system. Customer showed me to all the equipment and filters needing attention. I changed out micro power guard filters for customer and cleaned off return grills. Inspected the ductwork, blower assembly, motor, electrical components, evaporator coil, drain, uv light, and hepa filtration system. Discussed with customer about noise she was having with one of the electronic air cleaners, and told her it’s normal for the system to make a static noise when it attracts bigger particles to it. Told her I could swap it out if the current one becomes an issue. Washed condenser coil and inspected the compressor, fan motor, capacitor, contactor and electrical wiring. Checked system operation, amps, temperatures and pressures. System is cooling properly within manufacturing specs at this time.
