I came out for a no cool and condensate leak. I checked the system over and found the system not running because the emergency pan was full, which tripped the float switch. There is a PVC tee on the drain line before the P-trap, which didn’t have a cap on it. The P-trap was clogged and it overflowed out the top of the tee and onto the decking and down into the kitchen ceiling. With approval, I cut the clogged P-trap out, installed a new P-trap and shortened the drop on the drain so it has proper fall along the entire drain line. I also vacuumed out the emergency pan. I cycled the system and checked all operations. All working properly. The decking and some insulation is saturated, so there still may be some condensation dripping from the ceiling until it fully dries.

I came out for a no cool. I checked the system over and found the AC not coming on at all. Caused by a bad dual capacitor. With approval, I installed a new dual capacitor. I also washed the condenser coil. I cycled the ac and checked all operations. The house is 89° Inside. It can take up to 24hiurs for the system to fully catch up. All working at this time.

I came out for a no cool. He said the ac wasn’t running. I checked the system over and found the condenser fan motor locked up. With approval, I installed a new universal condenser fan motor and new dual capacitor. I cycled the ac and checked all operations. His AC maintenance is due, so we waved the diagnostic charge. The office will call to schedule the maintenance soon.

I ceme out because the system we just installed wasn’t cooling the way they’d like. I checked the system over and found the dip switches set incorrectly. They were set up for a 3t drive and not a 2t. I set the dip switches and cycled the system. I had to add 0.75lbs to set the SC to the required 10. All working properly at this time.

I came back out for a not cooling well. She said yesterday afternoon it got really hot in the house. She changed the batteries in her thermostat last night as well. I cycled the ac and checked everything over. Everything is working properly and the charge is right where it’s supposed to be. I suspect the batteries were the issue. I’m going to leave the ticket open and call back in the afternoon to make sure the system is still cooling properly.

I came out for a not cooling well and a condensate leak. I checked the system over and found the system running with an EXTREMELY high head pressure. The condenser coil was completely plugged. The condensate leak was from a section on the suction line in the attic I insulated and dripping on the ceiling. They said they’d insulate the line themselves. With approval, I pulled the top off the AC and thoroughly washed the condenser coil. I changed the filter, they supplied and cycled the ac again. I checked all operations and charge. All working at this time. The system running with such a high head pressure for however long it’s been could have done damage to the compressor.

I came out for a no cool on the upstairs system. I checked the system over and found the compressor not running. Caused by the dual capacitor reading 0 in the compressor side. The system is still under parts warranty. I installed a new dual capacitor and I also installed a hard start kit. I washed the condenser coil, cycled the ac and checked all operations and charge. All working properly.

I came out for a no cool I checked the system over and found 1 of the fuses blown and the compressor capacitor extremely low. With approval I installed a new capacitor and replaced the fuses, that they supplied. I cycled the ac and checked all temps, amps and charge. The start amps are good on the compressor at 18.8a but it’s running around 20a which is a little high. The system is old but running fairly well. They have 2 powered attic fans hat aren’t operating at this time, so the attic is extremely hot. Which is causing the system to work much harder than needed. I recommend getting the vents replaced and saving for a new system. All working at this time.

I cycled the ac and checked all operations and charge. All working properly. The filter was dirty, but the said they’d change it themselves.

I came out for a not cooling well. I checked the system over and found a few issues causing the problem. The filters were pretty dirty, the dual capacitor was low and the head pressure was pretty high for the current temperatures. With approval, I installed new filters and dual capacitor. I also washed the condenser coil. I cycled the system again and double checked operations. The ac is running as a 24SH and the system is calling for a 27. The system is getting older, the returns are undersized and it is in pretty rough shape, so it is doing all it can to cool the space.

I tightened the pvc fitting and put the float back on in the upright position. I cycled the system and checked all operations. All working well.

I came out for a thermostat issue in the rear system. And their AC maintenances were due. I washed both AC coils. I checked both blowers, drains, evap coils, capacitors, contactors and all wiring. The float switch on the rear system was about 1/2 full. The drain pointed slightly uphill. I strapped the drain down and emptied the float switch. I cycled both systems and checked all temps, amps and charges. I installed filters in both systems. All working properly.

I came out for a no cool. They said the unit was freezing up. I inspected and cycled the system. The blower ran for only a minute and then shut off. The system is old and in very poor condition and I found multiple issues. The 2 control relays in the furnace are sticking and rarely working. The system has been ran with any kind of filter for a length of time, so the blower wheel and evaporator coil are pretty dirty. They need to be pulled and cleaned. The standing pressure for the refrigerant is pretty low for the current temps and the condenser coil has some oil spots. So I suspect the system is low on refrigerant and most likely has leaks in the system. The insulation around the supply ducts is missing in a lot of places. The repair man at the house said there are raccoons living in the attic. Due to the condition of the system I strongly recommend looking in to replacing the system instead of trying to repair it.

I came back out for a no cool on the 2 south systems. Both systems were running, just not keeping up. I checked both units over and found the low on refrigerant. With approval I added 1lb to each system. Which got the upstairs system to a 16SH and the downstairs to a 13. Both systems called for a 16. Both are working well. I talked with her about the system probably having a leak and recommended replacing them.

I came out for a no cool I checked the system over and found the compressor terminals blown out and the system with. I refrigerant. I’ll have to call the manufacturer in the morning to get a price and availability of the compressor. The system holds just 5.5lbs of r22.

I came out for a non club AC maintenance. I washed the condenser coil. I checked the filter, blower, evap coil, drain, capacitors, start kit, contactor and all wiring. I cycled the ac and checked all temps, amps and charge. All working properly. They are renovating their house and had a return grill in the hall wall that was open the the crawl space under the house. Their is a duct under the system that goes somewhere, I can’t see exactly where. I recommended having our video inspection performed to check that return and see if it can be fixed. The ducts are also fairl dusty. So I recommended a duct cleaning at the same time.

I came back out for a no cool. I checked the system over and the blower wasn’t running when I got here and the coil was starting to freeze up. I shut the system off and found a very low blower capacitor. I replaced the capacitor and cycled the ac. I checked all operations. All working properly.

The condenser coil was also pretty dirty. With approval, I installed a new dual capacitor and washed the condenser coil. I cycled the ac and checked all operations and charge. All working well.

I came out for a no cool. I checked the system over and found the condenser fan not running. The bull capacitor is reading 0 on the fan side. The condenser fan spins freely, so the bearing aren’t locked up. Got approval from home warranty company to replace the bad dual capacitor. I installed a new capacitor, washed the condenser coil off and cycled the system. I checked all operations. Condenser fan running at 1.1a. Max = 1.7a. all working properly.
