Four systems blue club AC maintenance. Joe(JC)R. 04/12/2024 Performed full system evaluation and safety inspection. I arrived to perform the customer’s annual AC maintenance. The customer didn’t have and questions for me and said that everything was working well. I then went ahead and washed out the condensers. I then checked each system and see any issues. The systems were in good shape and running well. The customer didn’t have any questions for me after I finished, and I also changed the filters for them. I talked about search protectors with the customer and they said they were thinking it over.

Came out to call to perform preventative maintenance on furnace. Discussed with customer about maintenance I would be providing today, filters, and any issues customer was having with the system. Customer stated that the filters need to be changed, and she knows the system is on its last leg, but wants to keep it running as long as possible. I changed out filters for customer that are supplied with service. Inspected the blower assembly, motor, capacitor, other electrical components in blower compartment, heat exchanger, burners, flame sensor, ignitor, gas valve, inducer motor, pressure switch, and overall condition of equipment. Cleaned flame sensor and dust off the burners and components. Checked thermostat operation, wiring amps, temperatures and gas pressure. Found a few issues during inspection. 27FEB2024 Jason Brown Arrived for blue club thermostat failure. Spoke with homeowners about the systems performance. The thermostat went out yesterday while we were in heating. It’s been off since, and must have just come back on. Cycled equipment in all stages at the thermostat. Inspected furnace, coil, air conditioner, and all electrical connections/ components. Verified amps on inducer, blower, and all components at the AC. Verified delta T and heat rise. Checked gas pressure, and cleaned flame sensor. I did not find any reason for the thermostat to lose power. I did find a wire about to burn off the capacitor. Offered to repair it for free with a capacitor replacement. We decided to hold off on any repairs until the spring tune up. System is operating normally at this time. Hr 55 dt 18 degrees. Caps and amp good, nothing I can see would cause the stat to lose power.

I arrived for a blue club membership furnace tune up X2. I first spoke with the homeowner and found that they use an allergy filter and not a standard 1” filter we provide. She only has two filters for me to replace that they provided that are allergy filters. I did replace the 20X25 filter in the garage closet that needed to be replaced. They showed me the thermostat location and the location of both systems. When I went to replace the filters i found the filter grill return boot to be deteriorating and was leaking attic air and insulation into the system. I replaced the filters and inspected this duct system. I found the return plenum to have insulation sitting in the plenum corners and I also found the blower motor to be dirty as well as the evaporator coil to start to clog up with debris from the attic. Today I had the pleasure of servicing a 16 year old Carrier Furnace and Condenser Unit. Upon arrival, customer stated that the system would turn on but there was no heat coming out. Upon diagnostic, I found the furnace pressure switch was stuck in the open position keeping the system from firing up. After discussing my findings with the homeowner and explaining the function of the pressure switch, I replaced the pressure switch with a universal pressure switch and tested system operations. The system fired up with no further issues. All conditions were normal at time of departure. 21NOV2023 Jason Brown Arrived for 4 system blue fall tune up service. Spoke with homeowner about his equipments performance. It’s all working so far, we’re just doing the biannual maintenance. Verified equipment locations with homeowner. Replaced all filters 14x24x1 1 14x30x1 3 14x14x1 2 cycled all equipment at all thermostats, inspected heat exchangers heat rise, capacitors, motor amps, inducer amps, pressure switches, and all components. Cleaned flame sensors, wiped out electrical cabinets. Connected common on systems 1 & 2. While performing maintenance I left the capacitor wire off on system 2 causing damage to the start winding. Spoke with homeowner about all the systems performances and findings. Informed homeowner of the damage. We decided to get the motor replaced tomorrow. Al systems are working safely and properly at this time. Cleaned up work areas.

08NOV2023 Jason Brown Arrived for blue club two system fall tune up. Spoke with homeowner about the systems performance. We have ran the heater, and everything seems to be working. Cycled main system on into heating at the thermostat. Disconnect power and inspect, heat exchanger and coil. Clean flame sensor, test HSI. Reassemble equipment and test gas pressure and flame sensor. Measure heat rise and CO levels. Check amp draws on inducer and blower. Pull flue and inspect induction wheel. Clean wood debris off equipment and clean out cooling wheel. Verify pressure hoses are clear. Button up equipment and replace the 20x25 filter. Inspect Goodman furnace. Remove blower assembly and inspect coil and heat exchanger. Reinstall blower clean flame sensor test HSI and cycle heat. Set gas pressure and measure heat rise. Inspect heat pump. Verify reversing valve operates. Check electrical connections, cycle defrost. Check contactor and capacitor. Found Goodman coil rusted but clean, found Goodman

Jake k. I arrived and found the system to be on a lock out. I contacted Goodman tech support and found that we need to tilt the furnace forward 1/2 to 1”. The system will run for about 15 minutes after I remove and drain the induced draft motor then it starts to shut the pressure switch off causing the system to shut down and repeat this process three times locking the system out. I spoke with two different techs on this issue and we all agreed to remove the furnace and reinstall the furnace at a tilt. Came out to call for a condensate leak issue. Customer stated that the system was cooling, but they were having water come through their light fixture. I checked the system over and found the unit had a slow leak coming from the drain pan. Primary drain was backed up and the float switch wasn’t shutting the system off. Discussed with customer about repairs needed. I cleared the condensation line of a clog. Replaced the float switch the a new one and serviced the ac system. Washed condenser coil thoroughly and checked amps, temperatures and pressures of AC. System is older and I advised customer that break downs and issues may occur more often and that she should plan for replacement of the system. Unit is coil properly and there is no more leaking.

Inspected equipment found pan treatment stuck under pump float causing the pump to run continuously. Moved treatment and tested pump twice. Cleaned up work area. Pump is operating normally now.

Came out to call for a free second opinion. Customer had their company out to check a drain issue and the company stated that they couldn’t fix the problem and that the evaporator coil will need to be replaced due to a condensation leak. I checked the system over and found the primary drain and secondary drain were tied into each other and the primary drain was clogged. This was causing the water to back feed and overflow from the evaporator coil pan and into the emergency drain pan. Let customer know that the drain needed to be cleared and I would double check operation. Cut drain open and was able to clear all drains and pans. Tied pvc drains back together and tested drain. Made sure it had a better drop on it as well. Discussed with customer about maintenance of drain line and poured distilled vinegar down the drain. Once I finished that I turned the AC back on. 17JUN2023 Jason Brown Arrived for new customer no cool. Spoke with homeowners about the systems performance. We just moved in around April, and it’s not cooling now. The previous owners kept the house at 80 so we’re not sure how well it ever worked. Recently it started making weird noises so we turned it off at the breaker. Inspected equipment and found a 96% furnace with matching coil. System is equipped with polarized filter media. Inspected wheeel and coil, both very clean. Cycled equipment at t6 thermostat variable speed motor not starting. Verified communication and voltage to motor. Inspected board for burns or damage. Board is good. Inspected AC. Found fins damaged and run capacitor low on the fan side. Spoke with homeowners about my findings. Will call with pricing and availability for the motor Monday. Sam J - arrive to perform a service on a carrier split system for a blue club member. Customer is unaware of any issues that need to be addressed at this time. He showed me to the thermostat and each piece of equipment. Then I began servicing system. Before turning on the thermostat, I had to clean an electronic filter in the return duct. Using a soft, bristle brush I clean the filter system, then blew off the remnants with nitrogen also rinsed the pre-filter. Check the capacitor on the blower motor and the evaporator coil which was clean. And then moved to the condenser and check the run capacitor and start capacitor. Powered up the unit and recorded amperage of the blower motor and condenser fan motor. I was also able to record the start up amperage and run load amperage of the compressor. Attached gauges in probes, then calculated superheat and sub cooling. Set thermostat back to customers preferred setpoint. Advised customer on today’s visit which had no issues to repo

Isaac J. Came out to call for a system not cooling properly. We were out at the end of March to do a maintenance on the systems. Customer stated the unit on the west side of the home wasn’t cooling properly. I checked the unit over and found the AC severely low on refrigerant. Discussed with customer about what I found and the situation. Did a complimentary leak search to see if I could find obvious leaks, but had no luck. Told customer that I would like to reschedule to come back and do a more thorough inspection to figure out where the leak is. Found leak in evaporator coil. Came out to call for a system not cooling properly. Customer stated that the fan on the unit outside wasn’t spinning like it usually does. I checked the system over and found the condenser fan motor shorted. Discussed with customer about repair needed and also about replacement. Customer wanted to get system up and running today and have a duct inspection done before they move forward with replacement. Customer has been having a lot of dust issues and would like the duct work and returns looked at thoroughly. Told customer that I could set up a time to have it inspected and then we can discuss replacement options and what to do after that. I went ahead and replaced the condenser fan motor today. Installed the new fan motor and capacitor into condenser. Washed condenser coil thoroughly. Cycled AC on and checked operation. Temperatures and pressures were within range at this time.

Sam J - arrive to Blue club members 4 system spring tuneup. All furnaces are vertically mounted in closets throughout the house. Spoke with customer and she explained that the systems seem to be working properly, no issues to report. Begin by replacing all the air filters, then cycling on each system one at the time to perform services independently. Powered off condensers and cleaned each coil while also checking the capacitors. As I cycled the condensers on, I was taking in amperage reading of the compressors and fan motors. Then moved into the furnaces in evaporator coils, while the condensers ran and dried the coils. Checked amperage of the blower motors and checked the run capacitors as well. All evaporator coils are clean and drains are also draining and insulated properly. Inspected coil, heat exchangers, blower cabinet, motor, inducer, and all electrical connections/ components. Adjust gas pressure to 3.5 iwc. Replace 2 16x20 filters. Add armaflex around acid trap. Inspect ductwork connections plenum and, and ductwork. Overall the system is running properly at this time. Sam J - arrived to Blue club member for fall tune up on horizontal furnace in the garage attic & upflow furnace in pool utility room. Spoke with customer and she explained that the system has been operating properly with no issues of cold spots in the home. I checked thermostat operation by cycling on heat mode while thermostat was reading 70. While checking thermostat, I changed (3) air filters at the grilles in ceiling; (1)12X20 (1)14X20, (1)20X25. Cycled thermostat off and began servicing system in utility room. Removed coil cover to inspect heat exchanger and coil. Coil is clean but does show signs of rust which I have pictured and included on invoice. Heat exchanger is free of any cracks or rust. Checked capacitor on blower motor which was good.
